Recently purchased, this 3bd/2bth manufactured home is currently under renovation with an expected completion date of March 18th. It sits on its own city lot in Gosport, IN, and we are getting ready to list the unit as a rental.
The Farm- Nashville, IN
We acquired this beautiful property at the beginning of February, 2024. It is a 3.37 acre farm with a 2bd/2bth manufactured home on site. The property is adjacent to a creek, and is located between Nashville and Bloomington around 20 minutes away from Indiana University. We are fully renovating the unit including but not limited to new floors/subfloors, fully remodeled bathrooms, remodeled kitchen, and exterior cleanup. We are currently on track to have this project completed and listed for sale by 3/11/2024.
This 2bd/1bth manufactured home is a rental unit we purchased in January, 2024. We acquired the unit following a gut remodel from the previous owner, however we have since added new electrical outlets/light switches and other minor items to get the unit ready for lease. We intend to hold and rent the unit long term.
Our First Duplex - Bloomington, IN
In May, 2022 we purchased this property as our first rental. It is a 2 unit sharing a wall, and each side is a 2bd/2bth with attached garage and a backyard. We stabilized the property over the course of a year and a half, renovating both sides including but not limited to new HVAC, new floor, kitchen remodel, bathroom remodel, etc. These improvements allowed us to raise gross income by over 30%, setting us up for a successful exit in January of 2024.
